Where you fit in:
This is an operations management position responsible for managing the field
execution of our construction projects. The Project Superintendent is
responsible
for leading and managing a team of assistant superintendents, labor, and
subcontractors to achieve exceptional results for our clients. The Project
Superintendent is expected to manage construction projects, deliver
best-in-class
service to our clients, and achieve optimal quality and safety performance.
- Identify future work with client
- Work with estimators as required
- Assist Project Manager as needed
- Develop Logistics Plan for ITB
- Complete permit application sections as required
- Track progress through municipality
- Mature schedule to detailed work breakdown
- Produce two week look ahead
- Oversee subcontractor meetings
- Interact with owner/landlord for all shutdowns or work impacting other
building
- occupants
- Identify schedule risk(s) and develop schedule corrections as required
- Keep the site clean and well labeled
- Coordinate Corporate Safety Officer efforts
- Assure all subcontractors and Richmond staff have been adequately trained
- Assure 100% PPE compliance
- Assure all design team members have received job-specific safety training
- Turn in slips weekly
- Turn in expense reports monthly
- Keep adequate Super's log
- Punch the job quickly

- Support last minute equipment changes, blocking changes, and other minor

- Attend Industry events
- Maintain client relationships
- Identify future work with client
- Compile part 2 exhibits
- Finalize GMP estimate for part 2 contract
- Issue ITB’s with plans/specs to market
- Collect all subcontractor bids
- Tabulate/scope out all subcontractors
- Solicit approval for suggested subcontractors from owner
- Write subcontracts consistent with Owner agreement
- Track submittal/shop drawing process
- Complete permit application and file with municipality
- Complete LOI if required
- Obtain approval from owner to issue payment for building permit application
- Track permit application through approval process
- Procure schedule with scope when subcontracting
- Provide adequate/competitive labor for site cleaning
- Provide adequate signage and safety equipment
- Coordinate Corporate Safety Officer efforts
- Support Project Super as required with subcontractor escalation
- Assure all design team members have received job-specific safety training
- Manage cash flow; obtain and issue payments
- Bi-weekly budget reports reviewed with client including updated CE and
Contingency
logs
- Bi-weekly schedule review with Super – initiate acceleration efforts if
required
- Efficient change management – early warnings as required
- Facilitate all training
- Submit closeout documentation within one month of substantial completion
- Reconcile final requisition
- Oversee production of closeout documents – ensure contractual compliance
- Ensure subcontractor compliance and response on warranty issues
